Outdoor unit cleaning
The condenser and its fins — the half of the system that decides whether the unit copes in a heatwave.
The outdoor unit sheds heat through the condenser fins. They clog with dust, seed fluff, sand and whatever the wind carries. A clogged condenser cannot release heat, so the compressor runs longer and hotter, the electricity bill climbs and the room gets less cold. The indoor unit can be perfectly clean all the while.

When it is worth adding
- cooling drops off precisely in the hottest weather
- the outdoor unit faces a road, a building site or the dusty side
- the unit is louder than it used to be
- the fins look visibly blocked
- the outdoor unit has never been serviced
What we do
- remove the protective grille
- wash out the condenser fins
- clean the housing and the fan
- clear leaves and debris from inside the casing
- check operation after reassembly
We clean outdoor units only where they can be reached safely: from a balcony, from a roof with a parapet, from the ground or from stable footing. We do not work on rope, lean out past a parapet or stand on an external window ledge. If access is not safe we will tell you in advance, from the photos, and suggest either a rope-access specialist or cleaning the indoor unit only.
Electricity and the air conditioner
The air conditioner must be fully disconnected from power before cleaning. If there is no separate isolator or the correct circuit breaker is unknown, our team may, with your permission, briefly test a limited number of circuit breakers one at a time. We will notify you beforehand so you can save your work and safely shut down sensitive equipment. We do not open electrical panels or perform wiring work. If the air conditioner cannot be safely isolated, we will discuss the available options before starting the cleaning.
Limits
- the outdoor unit is charged as an add-on to an indoor cleaning
- we do not carry out electrical repairs and we do not open the electrical side of the unit
- we do not recharge refrigerant
On every job we use reusable cloths and covers, and we dilute our products from concentrate to suit the material. Eco-friendly approach
